The borrowing power tool applies simplified assumptions — an approximate tax rate, HEM expense baselines, an APRA serviceability buffer of 3% and a standard annuity repayment formula. Lenders assess income, expenses, credit history, deposit source and policy differently, and your actual borrowing capacity will differ.
